“我是来开公司做事的，没想到差点被租房、装修、办手续这些琐事耗光了创业热情。”创业者的一句抱怨，让正在武汉寻找项目、同样准备创业的陈军备受启发：能不能开办一家服务式的创业工场，不管你是1人公司，还是30人的团队，都可以共享前台接待、会议室、茶水间等整个办公环境，让那些想创业的年轻人拎包进来创业。
光谷创业选啥项目 “一句抱怨”让脑洞大开
莫西干发型，黑框眼镜，考究的着装，38岁的陈军让人印象深刻。
1999年，钟祥小伙子陈军从军营退伍，带着500元钱只身南下深圳，他的第一份工作是在一个高端地产项目当电梯司机，可以见到一些之前只能在影视上看到的香港明星来买房，而销售员几乎人手一部摩托罗拉手机，这让他认准房地产行业是朝阳产业。
之后10年，他先后在深圳、合肥、香港、北京的多个知名地产项目从事物业管理和运营工作。2010年，他成立了自己的房地产运营公司，准备把业务拓展到武汉光谷。
但选择什么项目切入？2013年8月，武汉一个创业老板的遭遇，给了他启发。
“我是来开公司做事的，没想到前两个月却被租房、装修、办手续这些琐事，差点耗光了创业热情。”这个老板抱怨道，开公司就得先租房，在光谷具备注册条件的商住楼办公室，最便宜的租金也要两三千元。他先去旧货市场配了几套办公桌椅，安装了两台空调、独立洗手间、独立小厨房。然后，公司注册、申请网络、装修、装电话等，又花了半个月才办完。接下来，进入了客服招聘程序，每天忙得不亦乐乎。
他突然发现，从租到房子到公司开业足足耽误了两个月，精力主要都放在找房子、看家具、办网络、申请电话、打扫卫生、补充员工等方面，这段时间居然没有开展公司的业务。
“何不在光谷做一个服务型的创业项目呢，让创业者轻松实现开公司的梦想。”对商业地产运营很敏锐的陈军，一下子找到了自己在武汉创业的方向。
颠覆传统办公模式 创业工场推温馨服务
2013年，陈军创办的盛世龙鼎（武汉）商务有限公司成立，在武汉高科大厦租下18楼整层，首创华中地区“即用温馨型”服务式商务办公室租赁业务。
“这将是武汉传统办公模式的一次革命。”陈军说，他创办的商务中心也叫“服务式办公室”，起源于20世纪70年代末期的美国，是办公室出租的最高级形式。这种以服务性为主的全新办公出租方式，也被称作快捷办公室。通俗地说，就是租赁一定面积的物业，新开辟几十间独立的大小办公室租赁出去，自己当“二房东”。
陈军称，每间办公室可独立出租，1人公司，或二三十人的中小型企业，均可入驻办公。服务式商务办公室，旨在为创业者提供一站式、完整的办公体系和商务环境。有了硬件设施，还要有一流的服务，他从香港带来的高管团队，很多人具有戴德梁行、SOHO中国、香港中环投资集团的丰富管理经验。
“除了为客户提供办公地点、家具、电脑、会议室等硬件外，还提供秘书、翻译、会计、前台接待、商务用车、工商及税务代办托管等，让初创业者享受到大公司一样的服务。”陈军说，对创业者来说，拎包入驻公司就可开业。
目前，已经有30家公司入驻他的创业工场。让他没有想到的是，有些天天在同一个屋檐下办公的公司正在发生“化学反应”—两家业务相关联的公司居然要重组合并。“这倒是件趣事，我一不小心成了媒婆。”陈军乐呵呵地说。
