历经三年多的法律纠葛，潘石屹与郭广昌对于外滩地王项目的争夺终于告一段落。昨天，Soho中国有限公司与复星国际有限公司双双发布公告，Soho中国同意放弃外滩地王，一场潘石屹和郭广昌之间的土地争夺战宣告结束。
而此前几天，潘石屹在外滩大宴宾客，庆贺无敌江景的Soho办公楼开业。潘石屹用心良苦，他或许很希望告诉世人，“没有了‘外滩金融中心’，我还有‘外滩Soho’，而且位置更好。”
潘石屹放弃外滩地王
昨天，双方公布了重组上海海之门房地产投资管理有限公司（海之门）的股东协议，重组之后，复星国际将通过上海证大外滩国际金融服务中心置业有限公司（证大外滩）持有外滩8-1地块的全部股权。
根据公告，Soho中国间接拥有50%股权的公司海之门，将以84.93亿元的代价向股东之一复星出售证大外滩全部股权。同时，Soho中国的间接全资附属公司证大五道口、绿城合升以及上海磐石所授予海之门的股东贷款，将悉数转让予上海长升，其亦为Soho中国的间接全资附属公司。
据此，海之门将向上海长升清偿贷款31.05亿元及应付利息14.80亿元，总额约为45.85亿元；复星国际还指出，海之门也将向其归还股东借款40.19亿元以及部分利息1764.59万元，共计40.37亿元。
外滩金融该地块于2010年由上海证大置业以92.2亿元竞得，后因股权问题引发证大、复星、绿城、Soho中国等房企旷日持久的纠纷。
本周一，潘石屹正好来到上海为外滩Soho项目大宴宾客。外滩Soho对面就是复星集团的总部，距离有争议的外滩金融中心项目也近在咫尺。有意思的是，他在上海的另一个项目复兴广场Soho，与“复星”同音。
转型导致业绩下滑？
目前Soho中国净负债率25%，是房地产行业第二低，仅次于万科，而最高的房地产企业负债率达到251%，所以，我认为Soho中国转型是成功的。
近年来，Soho中国从房地产开发商转型运营商，因利润下滑，一直备受争议，刚刚公布的半年报，更是被批为不合格的转型成绩表。
8月末，Soho中国发布2015年中期财务报告，负面新闻随之而来。这家手握大量现金的内地房地产开发企业出现了核心净利润的巨幅亏损。
财务报告数据显示，2015年上半年实现营业额仅为3.93亿元，同比下降约92%，实现公司权益股东应占核心纯利约7200万元，同比下降约94%。Soho中国对此的解释是，这是业务转型后业绩中首次不包含物业销售的贡献。
“最近确实有很多关于So-ho中国的负面新闻，我仔细研究发现，这是同行指使写的。与IT行业相比，房地产公司太和气，偶尔有些互黑很正常。”潘石屹说，Soho中国是在两年前的8月宣布转型的，当时股价大跌。现在已经度过了最危险的时间点，“我认为检验是否成功，关键看现金流断不断，目前Soho中国净负债率25%，是房地产行业第二低，仅次于万科，而最高的房地产企业负债率达到251%，所以，我认为Soho中国转型是成功的。在现金流方面，Soho有接近100亿现金，在整个房地产行业少见。”
富二代成功不了？
“我认为富二代创业成功不了，包括我的儿子，一无所有的人反而能够成功。”
商业地产市场低迷，尤其是商铺面临困境，潘石屹将外滩Soho的地面商铺大部分改成了联合办公空间——3Q，乐为人师的老潘一边租房子，一边讲创业心得。
“我创业了很多次，每次都是背水一战，没有退路时，才往前走的。每次觉得自己是个大富翁时，就停滞不前。”潘石屹如此谈论这几年的经商心得，创业过程中要自信，但不能自大，要时刻准备放下自己，修正自己。
将他的生意与年轻的创业者联系在一起，原因在于潘石屹正在开发时下最时髦的针对创业者的联合办公项目，在他的Soho中全面植入3Q创业空间。近日，Soho中国宣布，外滩So-ho将推出3Q办公位，并进行传统租赁。根据外滩Soho官网显示，目前对外出租的办公楼租金报价在6-10元/平方米/天不等，届时将无底价拍卖。
潘石屹透露，上海今年除外滩Soho外，虹口Soho、凌空Soho等多个项目的3Q将入市，到2017年Soho3Q租金收入将超传统办公楼租金收入。
不知道是否赶上时髦创业的关系，潘石屹对于创业有个很多思考。“我认为富二代创业成功不了，包括我的儿子，一无所有的人反而能够成功。”潘石屹说，创业者需要有一种持之以恒的精神。在硅谷，他曾经与Facebook创始人马克·扎克伯格一起吃饭，当时就纳闷，这个人一般公司都未必会录用，他凭什么能够成功。在沟通和了解后，感觉到，持之以恒是成功的关键。
潘石屹的上海Soho3Q空间里已经有了几千人的创业者，他也开始思考上海创业者和北京创业者的差异。“从着装上看就不同，北京中关村创业大街都是休闲装打扮，上海创业者西装革履，很多上海创业者背景相当好，有来自哈佛、清华的毕业生，还有来自凯雷等大型机构的高管。”潘石屹说，从背景来看，上海创业者更有成功的资本，但要注意把负担放下，把荣誉、成功放下。
